Rehabilitation of a building in Avenidas Novas

Finalist in the Prémio Nacional do Imobiliário 2026, in the Central Housing category.

 

The building located in the Avenidas Novas neighborhood of Lisbon underwent a demolition and reconstruction process, resulting in a new eleven-story building. Three levels are dedicated to underground parking, while the remaining eight floors are allocated to residential use, comprising one-, two-, and three-bedroom apartments, including several duplex units.

The large tree located in front of the building — whose preservation was a key requirement from the outset of the project — guided all the design principles of the façade. The subtle variation in the depth and length of the different volumes introduces a harmonious sense of movement, establishing a dialogue with the surrounding context. Large glazed surfaces reflect and enhance the lush green setting, promoting a fluid relationship between the interior spaces and the exterior. Inside, a restrained architectural language was adopted, characterized by the discreet presence of curved lines, sinuous forms, and organic details subtly integrated throughout the interior design, giving the spaces a serene and contemporary elegance.

In Avenidas Novas, the tree becomes the center of the project — architecture grows in dialogue with nature, the city, and light.
